What you are actually buying here

Most of the wet areas we are called in to repair are not broken. They were designed a piece at a time: a sauna installed last year by one supplier, a cold plunge added this year by another, a shower after that. The result is drainage that cannot cope, a distribution board with no spare ways, a plant room nobody planned, and a floor falling in the wrong direction. Tearing that apart and correcting it usually costs about a third of what building it properly would have cost in the first place.

What this page sells is the sequence: one drawing, one load schedule, one programme, one team answerable from the excavation to the cold test.

The size of the civil share surprises clients who assume most of the money becomes equipment. In a wet area the expensive part is making water go where it should and never come back: falls, drainage, waterproofing and ventilation. Equipment can be swapped in a day ten years from now. A floor fall cannot.

Stages, and who does what

  1. Weeks 1-2: measure and brief. We measure the site, record the electrical supply and water pressure, and build a zone list from how many people will use it and at what hours.
  2. Weeks 3-5: working drawings. Plans, sections, mechanical layout, electrical points and a materials schedule. If you have an architect, our drawings go in as the mechanical layer of theirs rather than replacing them.
  3. Week 6 onward: civil. Excavation, slabs, walls, pipework, waterproofing. The longest and dirtiest stage, 15 to 40 days depending on scope.
  4. Equipment. Tub, chiller, sauna cabin, filtration and panel. The plant room is assembled in Cikarang first and installed as one unit.
  5. Three-day test. Everything runs together for three days with temperature, current and flow logged. Handover follows the numbers matching the drawings, not the site looking tidy.

What clients most often put inside one

  • A cold plunge in terrazzo, or a microcement cold plunge cast into the floor of the area itself.
  • A dry sauna for four to six, and on a few projects a steam room with its own generator.
  • A rinse shower on plain water, one or two points, placed so it does not spray across a walking route.
  • A ventilated plant room, 2.5 square metres minimum, lockable, with a drained floor.
  • Benches and a rest area outside the drip line, because the longest part of a contrast session is the resting between rounds.
  • A visual screen of planting or timber slats. Nearly every client asks for this after seeing the first drawing.

Ventilation: the thing forgotten in almost every wet area

An enclosed wet area with a 4-degree tub and a 90-degree sauna produces two opposite humidity problems. The cold water surface pulls moisture from the air and condenses it continuously; the sauna releases it in short bursts every time its door opens. Without air exchange, the nearest wall is damp within a month and the ceiling has mould within one season. We calculate the requirement from water surface area and room volume, usually four to six room volumes an hour, and fit a ducted extract fan of 150 or 200 millimetres controlled by a humidity sensor rather than by the light switch.

For basements and rooms with no external wall, a fan is not enough and we specify a dehumidifier sized from the water surface. That figure goes into the electrical load schedule on the first drawing, not after the walls have gone mouldy.

Where our scope stops

We do wet areas and everything concerning water and temperature. We do not do primary building structure, roofing or building permits. If your project needs structural calculation — a tub on an upper floor, a plunge on a roof terrace, a point load over a basement — that calculation comes from your own certified structural engineer and we build to their numbers. On hotel and clinic projects we normally come in as a specialist subcontractor under your main contractor, which is the arrangement that runs most smoothly.

When a project this size makes no sense

If what you actually want is one cold plunge on the back terrace, this page is not for you and the cost will multiply with nothing gained. Take a terrazzo ice bath or a sauna and ice bath package, both of which finish in weeks rather than months. Design and build starts to earn its keep from three zones upward, or where there is major civil work that genuinely has to be coordinated. We will say so in the first conversation if we think you are buying too much.

Price and how to start

The overall range is Rp 320-980 million for 18 to 90 square metres. The design stage can be bought on its own if you want drawings and numbers before committing to construction, and its fee is credited in full against the contract if you build with us. Can we use our own contractor for the civil work?

Yes, and about a third of projects run that way. We hand over full working drawings and supervise the critical points: floor falls, waterproofing, cast-in pipe positions and plant-room ventilation. What we ask for is the right to hold the next stage if any of those does not match the drawing.

How long from first conversation to first use?

Three to five weeks of design plus 40 to 90 working days of construction, so three to five months for a medium scope. Projects waiting on permits or on primary building work take longer, and that part is outside our control.

Can it be built in phases as budget allows?

Yes, and we recommend it when the budget is uncertain. The condition is that everything buried — pipes, drains, cables, slabs — is built in phase one to the final drawing. Equipment can follow a year or two later without demolishing anything.

Do you build swimming pools?

Not as primary work. We build cold tubs, saunas and the wet area around them. Where a pool is part of the same project we coordinate with the pool builder so the plant room and drainage are shared rather than duplicated.

How is the work supervised outside Java?

Our supervisor lives on site through the civil and installation stages rather than visiting periodically. Accommodation and flights are inside the quotation and never invoiced afterwards; island schedules are on inter-island delivery.
